RESOLVED that the application be refused planning permission, contrary to the recommendation as set out in the report, for the following reasons:

The application was contrary to PP27 (1a) and would result in an overdevelopment of the site, while being excessive in its density.

The application was contrary to the Poole Parking SPD and would result in a lack of parking.

The application was contrary to PP27 (1d) and would provide inadequate living conditions for future occupiers.

The application was contrary to PP30 and NPPF Para NDHA and would see the loss of a non-designated heritage asset.

The application was contrary to PP32 on the grounds of Heathland Mitigation and with reference to Poole Harbour.
